Our Knockdown Rebuild Process

1
1 - Obligation-Free Site Assessment

One of our experienced Consultants and a Company Director will visit your land and provide an initial assessment of your rebuild project. Your Consultant will be looking at aspects such as slope, shape, available utilities and access to your block and will also be able to provide you with advice about the best home design or custom design, to suit your block.

2
2 - Soil Tests & Reports

The most important step when looking to build a new home is knowing and understanding the ground on which your home will be built on. A Site Classification Report will ensure that your home is designed and built to stand the test of time.

3
3 - Demolition

Before demolition, please ensure sewer, water and power are disconnected. You will contract a third party to undertake the demolition of your home directly, as this is the most cost-effective option. We can arrange this process for you; however, additional fees apply. Please speak with your Building Consultant about the best option for you. We are more than happy to recommend local companies and provide advice.

4
4 - Final Assessment

Once demolition is complete, we’ll conduct additional engineering and site surveys. This is a vital step to ensure that the integrity of the land hasn’t changed during demolition and that nothing lurks beyond the surface of your home. Our team will review the results of these tests, provide final requirements, and advise of any issues or changes required to the design of your home.

5
5 - Your New Home Begins!

Once your land is completely vacant and ready to go, your home building journey can begin!

Considerations Before Choosing Knock Down Rebuild

Deciding on a knockdown rebuild is an exciting journey towards creating your new home. Before diving into the building process, here are some important factors to consider:

1. Budget and Costs:

  • Demolition: Estimate the cost of demolishing your existing structure, considering size and material type.
  • Construction: Factor in building materials, labour, and permit costs.
  • Design: Allocate funds for architectural fees, design modifications, and customisation options.
  • Additional Costs: Consider potential expenses like landscaping, driveway replacement, and utility upgrades.

2. Local Building Codes and Regulations:

Understanding Brisbane and the Gold Coast’s specific regulations is fundamental. Research setback requirements, height restrictions, and zoning laws specific to your project. Unsure of where to start? Contact us, and we’ll help guide your project so it complies with your local council guidelines.

3. Estimated Timeline:

  • Demolition: Typically completed within a few weeks.
  • Design and Approval: Allow a few months for design, engineering, and council approval processes.
  • Completion of construction process: The timeline varies depending on the size and complexity of your project.

4. Site Assessment:

  • Soil Testing: Conduct soil tests to assess potential issues affecting any construction or demolition costs to evaluate your budget and timeline.
  • Site Conditions: Evaluate your site's slope, access, and proximity to utilities.

5. Personal Preferences and Lifestyle:

  • Design: Consider your desired home style, layout, and features.
  • Space: Determine the ideal number of bedrooms, bathrooms, and living areas.
  • Outdoor Living: Assess your preferences for outdoor spaces, such as courtyards, balconies, or rooftop terraces.
  • Sustainability: Explore eco-friendly options like energy-efficient appliances, solar panels, and water-saving features.
